What it involves
An Electrical Installation Condition Report (EICR) is a formal inspection and test of all the fixed electrical wiring and equipment in a property. A qualified electrician inspects the consumer unit, checks every circuit, tests earth bonding and RCD protection, and records any items that don't meet the current standard. The report grades issues as C1 (danger present), C2 (potentially dangerous) or C3 (recommendation for improvement).
Why it matters
EICRs are now a legal requirement for all rental properties in England — landlords must have one carried out every 5 years, or at the start of each new tenancy. For homebuyers, an EICR provides peace of mind before exchange. For homeowners, most manufacturers recommend one every 10 years. If you're insuring an older property, some insurers now require a recent EICR. Failure to have a valid EICR as a landlord can result in fines of up to £30,000.
